House Clearance Costs Breakdown:
The average cost of a house clearance in the UK is roughly £805 +VAT (pricing breakdown below). The good news is that at Keke not only do we have a lower base price, we also don’t charge VAT saving you around £271 on the average clearance.
This is a common question and it’s a very tough one to answer since each house will be a different size, there will be different quantities of items to clear, and different councils charge different rates for tipping waste, etc.
On top of that, some companies (like Keke) recycle and donate as much as possible, which is very time-consuming (only c.5% of the waste we clear ends up at a landfill), whereas others will take huge quantities to the dump, or even worse fly-tip the cleared items (which can land you with a huge multi-thousand Pound fine).

Let’s look at these in more detail:
Staff Wages
Most jobs will require at least 3 people, so staffing costs for an 8 hour day at minimum wage will equal roughly £230.
Recycling Costs
Companies who use registered waste recycling centres are charged around £200 per tonne for general household waste, but can be higher.
A typical-sized van used by a registered waste carrier will hold roughly 1.5 tonnes, so if a property can be cleared in one van load the typical average cost is usually around £175.
Additional Costs Because of Regulations
Mattresses cost £25 each to dispose of, so an average 3-bedroom home with 3 mattresses will cost £75.
Fridges and Freezers cost £45 each to dispose of. An average house will usually have one of each so that averages out to £90.
Televisions vary depending on the type of TV and the size and can be between £15 to £45, on average a typical house will have 2 and the total average cost will be around £40.
Electrical goods from toasters and kettles to irons and any other electrical item fall under the WEEE regulation and have a starting average price of £5.00 per unit. If there are 12 items in the house clearance then the cost will be £60.
Other items like paint and chemicals will incur charges too, but this can vary wildly from none to lots, so we aren’t including this cost here.
Vehicle & Petrol Costs
It’s difficult to put an exact price on this because distance will play a huge part in the prices, especially with fuel prices so high.
Also it will depend on whether the vehicle is on finance or paid for outright, but the vehicle and petrol costs will be a minimum average of at least £75.
Licenses & Insurance
The waste carriers license with the Environment Agency, plus relevant insurances will cost at least £5 per day, and this is probably a very low-ball figure.
Operating Costs
Running a business costs money, there is advertising, phones, websites and more to add into the mix, and when you think of accounting costs and administration costs it’s likely this averages out to £55 at least.
This makes an average house clearance price of around £805 (+VAT).
